The project is a significant piece of Sherwood Care’s downtown redevelopment.

Graham Capital led the project through financial feasibility, grant application and approval, design development, and construction.

Strathcona County was identified as a high-priority location for long-term care beds, with a need for additional capacity. Sherwood Care has a longstanding reputation for providing quality care and supporting seniors through its existing facility, originally built in 1969. This project addresses the need and builds on Sherwood’s existing position.

Leveraging our full suite of services

Collaborating with the design and construction teams, we mapped out overall development to bring the project from concept to reality.

The Sherwood Care Redevelopment project is the first phase of a broader campus care plan for the site. Phase 2 is expected to include 200 independent living units for seniors.

A crucial part of Sherwood Care’s development strategy was limiting the required public contribution. That meant long-term debt would be considered part of Sherwood Care’s contributions to fund the project. Because the facility is expected to be in place for the next 30+ years, affordability was critical. Graham Capital’s finance and development teams worked closely with Sherwood Care to find the right balance of affordability and funding contribution.

A collaborative, proactive approach

The project has already faced its fair share of challenges, including significant post-pandemic price increases, navigating a new design guideline, and adhering to the new building code. The project team worked together to ensure risks and challenges were managed proactively to minimize potential impacts and address them head-on.

As the development manager and financial advisor, Graham Capital has:

  • been involved in the initial planning stages to establish project feasibility

  • led the grant submission processes

  • overseen preconstruction activities

We're also managing the construction of the facility. With our in-house construction and finance teams, we’ve been a one-stop provider for Sherwood Care.
